  • All units at Maui Vista are identified by four-digit number. The first digit identifies the building number 1, 2, or 3. The second digit identifies the floor number 1, 2, 3 or 4.

  • There are three saltwater pools, each located along the west-side walkway of each building.

  • There are six gas BBQ’s on the property. There are three BBQ stations with 2 BBQs each, located between each building and the tennis courts.

  • There are two courts behind each building.

  • There is one Pickleball court, that doubles as a tennis court, behind each building.

  • Each building has a trash room behind the elevator with recycling bins adjacent to each trash room.

  • There is one service animal relief station behind building 3, far right grassy area.

  • Far end of the reserved parking area.  Contact the office for availability and pricing.

  • There are three smoking and vaping areas. Smoking and vaping are only allowed in designated areas. Never in units or on lanais.

Our Condos

Maui Vista is comprised of 280 one- and two-bedroom condos in three buildings. All units are individually owned and each has a private lanai, and is provided with internet, cable TV and one allotted parking space. Each building has an elevator to service the upper floors.

Some condos are owner occupied, while others are rented out either short- or long-term. As a resort built in the early 1980s our condos and facilities may not meet all current ADA design standards and thus may not be fully accessible to everyone.

Rentals

The Maui Vista office does not rent out condos or handle bookings. Rentals are handled by individual owners or their agent/property manager. Rental rates vary depending on the time or year and the individual owner. All rental units are legally required to have a Hawaii Tax Identification Number.

Each condo is individually designed by its owner. Some are fully or partially remodeled. Not all condos have the same type of appliances or air conditioning. Check with your rental contact for details.

Each owner/property manager is responsible for cleaning, furnishings, bedding and other household effects (including washer/dryer and air conditioning) as well the condition of all items in the condo. Maximum occupancy for 1 bedroom/1 bath unit is 4 people; for 2 bedroom/2 bath unit is 6 people.

For issues with your unit including lockouts, contact the condo owner or property manager from whom you rented the condo.

The office cannot:

  • Receive packages from USPS, FedEx, UPS

  • Issue door codes or keys

  • Deal with lockouts

  • Hold luggage

  • Provide early check in or late check out

  • Extend your stay

Visitor Registration

Upon arrival, you must register at the office during office hours. If arriving by car, park in any available space (except in reserved area). If the office is closed when you arrive, obtain a parking permit from security (see below).

Parking

All vehicles must have a valid Parking Permit. Upon arrival, obtain a parking permit from the office or from security who can be found on the property after office hours and on weekends and holidays. Use the phone next to the office or your mobile phone to contact security at +1 (808) 281-3629.

A second vehicle can be registered for 1-7 days for $30 or 8-31 days for $50. Parking spaces are not reserved unless marked.

Property Rules

As a residential community, we have adopted rules that contribute to the harmonious and enjoyable living environment for all who visit and live at Maui Vista. Please read and abide by these rules during your time here.

Quiet Time 10 pm - 8 am (indoors and outdoors)

  • Sound carries, particularly in concrete buildings.

  • Loud TVs and talking loudly with others or by phone on lanais can easily be heard by people in adjacent and nearby units.

  • Be respectful and avoid distracting others.

No Large gatherings or events in common areas

  • Facilities and common areas are limited in size and there is not enough capacity for other guests within a large gathering.

No Smoking

  • Smoking and vaping are prohibited everywhere (including in units and on lanais) except in designated areas. See map.

  • Marijuana smoking is prohibited everywhere.

Entryways & Lanais

  • Do not hang towels on railings.

  • Do not obstruct entryways to condo units.

  • No more than 4 pairs of shoes can be left in the entryway at any time.

  • No bikes, boogie or surf/paddle boards on lanais or entryway.

Washing Machines

  • Use low suds (pods) laundry detergent or HE soap. Single pods can be purchased from the office.

No Pets

  • Only certified and registered service animals are allowed on property in compliance with the State of Hawaii ADA requirements. Register service animals at the office.

  • Animal relief station is at the back of building 3.

Recreational Activities

  • Skateboarding, roller blading or sports activities are not permitted in the parking areas, driveways, sidewalks, or hallways.

  • Bike riding is not allowed on walkways.

Security & Safety

  • Security officer on duty at night, on weekends and during holidays.

  • Officers patrol on foot and by golf cart.

  • Report suspicious activity or loud noises during quiet hours to Security +1 (808) 281-3629.

  • Keep your unit locked.

  • Do not leave valuables out on display.

  • Ground floor units should close and lock lanai doors at night and when vacated.

  • Report burned-out entry and stair lights to security or the office.

Our Amenities

Tennis/Pickleball Courts

  • Maui Vista has 6 courts – 2 behind each building. Tennis can be played on all 6. Three of the tennis courts have been striped for pickleball.

  • Rackets can be rented and balls purchased from the office in building 1.

  • Court times must be reserved using the CourtReserve app or website which gives you an individual gate code enabling you to walk right onto the court. Court reservations can be scheduled for immediate use or up to three weeks in advance. If you do not have a mobile phone or computer, a laptop to access CourtReserve is available at the front office.

  • There is no cost to guests to use the courts.

  • No music on the courts.

  • Reservations required.

  • Reservations are only available for registered owners and guests.

Pools

  • Maui Vista has 3 saltwater pools – 1 at each building. Guests can use whichever pool they wish.

  • A key to the pools should be inside your unit and is the responsibility of the owner or property manager to replace it if it is lost.

  • No saving chairs or tables.

  • Please adhere to the rules posted at the pool entrances.

  • No music at the pools except with headphones.

BBQs

  • Maui Vista has 6 gas BBQs – 2 at each building.

  • Clean grill after you are done as a courtesy to other users.

  • No large gatherings in BBQ areas.

  • No music at the BBQ areas except with headphones.

Waste

  • Large dumpster on ground level behind elevator.

  • Place flattened small/medium cardboard and large waste bags in ground floor dumpster, not waste chute.

  • Waste chute for upper floors beside elevator. Bags only. No cardboard or pizza boxes as they can jam the chute.

  • No garbage, recycling or items of any kind (including beach chairs, boogie boards, furniture) to be left near waste room or elevator.

  • DO NOT dispose of large boxes, appliances, furniture and construction debris at Maui Vista. Please take these items to the appropriate location(s).

Recycling

  • Bins adjacent to ground level waste room in each building.

  • Accepts only returnable aluminum drink cans, glass drink bottles and plastic drink bottles.

  • Paper and cardboard are not recycled at Maui Vista.

  • Recycling and Redemption Center located in Kihei on East Welakahao Rd. at Piilani Hwy. They accept cardboard, newspaper, glass, and #1 & #2 plastic items.



Luggage Carts

  • There are two luggage carts available near the ground floor elevator at all 3 buildings.

  • Return carts to ground floor for next user.

Recreation Storage

  • No recreational equipment to be stored on lanais or in hallways.

  • Contact office to rent storage for surfboards, kayaks and stand-up paddle boards.

  • Outside bike stands available in the parking lot at each building.

Walkway Gate to Road & Beach

  • Gate from the walkway to the S. Kihei Rd. is locked from 10 pm to 7 am (HT).

  • Access the property via the driveway during these hours.

  • There are 3 buildings at Maui Vista. Units are identified by four-digit number. The first digit identifies the building number 1, 2, or 3. The second digit identifies the floor number 1, 2, 3 or 4. The last two digits identify the unit number.

  • If arriving by vehicle contact a security officer to obtain a parking permit. A security officer is on duty weekdays 4pm to 7am, and all day and night weekends and holidays. Phone security at 808-281-3629. If you are not able to contact security then try again after a few minutes as they may be partrolling. Violations are issued to vehicles without permits displayed that are parked overnight.

  • Call the owner or rental agent from whom you rented the unit to get the proper access code or to arrange to get a key to you. Hawaii law requires all rentals to have an on-island representative who can deal with emergencies. Maui Vista staff are not allowed to let you into condos.

  • Call the condo owner or rental contact. They are responsible for the household and the condition of all items within the condo.

  • Unlike hotels, many short-term rentals provide guests with a starter package of soaps, paper products and the like and require guests to supply their own needs. These items can be purchased at the front office during office hours or can be purchased at nearby stores such as Foodland, ABC and other market stores.

  • There are several supermarkets in Kihei. Foodland is a Hawaiian chain with the nearest store only a 15-minute walk away. Safeway and Times Market are within 2-3 miles. Costco, Walmart and Target are in Kahului, 10 miles away. Smaller convenience stores nearby Maui Vista include Hawaiian Moons, ABC and Whaler’s General Store.

  • Yes. Kihei's water comes from the Iao Aquifer in the Central Maui water system. However, in some other places on Maui the tap water may not be as safe due to the 2023 Maui Fires.

  • With its tropical climate, it’s not uncommon to see small ants, cockroaches or geckos. Avoid leaving food or crumbs on the counters and wipe up spills right away. Check any cardboard boxes as cockroaches often live in these boxes before you bring them into your unit. If there are a lot of bugs, contact the front office or the condo owner or rental company. Maui Vista provides quarterly pest control inside condos. In some cases, additional spraying may be required.

  • Recreational equipment cannot be stored on lanais or in hallways. Contact the office to rent storage for surfboards, kayaks and stand-up paddle boards. Outside bike stands are available in the parking lot at each building.

  • Staff have a legal obligation to enter private condos for emergencies such as floods and for building maintenance. Notification of planned maintenance (such as quarterly pest control spraying) for all condos is posted by the elevators. Staff will knock or ring the doorbell before entering a condo using a key/code provided to them by the condo owner.

  • Across the street. Charley Young Beach is often voted as one of the best beaches on Maui. Take the crosswalk in front of Maui Vista and stay along the small road past the parking lot till you reach the steps and walkway to the sand. Walk south along the sand to reach Kamaʻole 1 Beach with a lifeguard station and changerooms. Continue over the Royal Mauian passway to reach Kamaʻole 2 & 3 Beaches.
